* I'm a graduate of Cornell College in business and economics. I have more than 27 years of experience in sales and management, most of which has been related to the home repair or building industry.
* I managed a hardware store for over 5 years, sold construction supplies for 14 years and I have been a Licensed Real Estate Agent in Iowa for the last 8 years.

As your Selling Agent I will:
*Determine your concerns and motivation. *Provide you with a market analysis of other homes that have sold and that are for sale in your neighborhood. *Discuss a customised marketing plan for your property including advertising via the Newspaper, Internet and Multiple Listing Service. *Conduct open houses, follow up with perspective buyers/agents and provide you with feedback about your property. *Help you with all the documentation so that your interests are protected. *Explain all inspections and how they can effect your negotiation strategy. *Negotiate the best price with a qualified buyer to insure a closed transaction. *Follow up with the escrow company to make sure all paperwork/financial information is correct and ready for the day of closing. *Represent you on the day of closing with all the necessary checks and documents to complete the transaction.
As your Buying Agent I will:
*Determine your wants and needs. *Help you find a reputable lender and a program that best fits your goals. *Search the MLS or FSBO's for properties that meet your criteria. *Show you every property available and match the ones that closely meet your needs. *Prepare a market analysis to determine the fair market value of the property you select. *Discuss the offer and negotiating strategy. *Prepare and submit an offer on your behalf to the listing agent. *Negotiate an counter offer. *Upon final acceptance, help schedule inspections, appraisal, title opinion and financing. *Make sure all contingencies are released and on time. *Coordinate all closing documents with escrow services. *Meet you at the bank with all the necessary documents to close the transaction.
