Yes it’s true that houses in our area in particular price ranges are selling extremely fast. It has turned into a bit of a seller’s market! While this is great news for the sale of your current house, how does this affect purchasing your next home? It makes it trickier than ever.
What happens if you list your house, it sells the next day and you haven’t found a new home? You will likely have to be out of your current house within the next 30-45 days and will now be forced to “settle” on something you may not fully love. Or worse, you will have to get a short-term rental or move in with family. Not ideal and either way, you are now moving your things twice (once to storage and eventually to your new home when you find it)
What happens if you find your dream home but haven’t listed your house yet? In such a hot market, the seller of your dream home is not going to accept an offer that is subject to the sale of your current home. Even if they did, the chances of another offer coming along before your house sells, are very high. Dream home slips thru your fingers before you even had a chance to post about it on Facebook for all your friends to see.
